How does your commission structure work?
Standard 5-6% total commission split between buyer and seller agents — same as everyone. The difference is what’s included: pro media, paid ads, staging consult, drone footage. Most agents charge extra for half of that.
How long does it take to sell a home in Vegas right now?
Average is 32 days on market in the current market. Properly priced homes with our marketing typically go pending in 7-14 days. Overpriced or under-marketed homes can sit 60-90+ days and lose 5-10% of value.
I'm a first-time buyer. Where do I start?
Start with a lender pre-approval — we’ll introduce you to three trusted ones, no kickbacks involved. Once you know your budget, we’ll spend a call mapping out neighborhoods that fit your lifestyle and timeline.
Do you have access to off-market listings?
Yes. About 15-20% of our luxury and investment deals come through private networks before they hit MLS. We’re plugged into local builder reps, estate attorneys, and a peer network of agents handling discreet sales.
I'm out of state. Can you handle everything remotely?
Easily. We’ve closed deals with clients in 14 states, three countries. FaceTime tours, drone walkthroughs, e-signing, and remote closings are standard. You can buy a Vegas home without flying out once if needed.
What if I'm not planning to move for 6 months?
